Why You Should Hire A Real Estate Agent When Buying A House

Posted on: 26 July 2017

If you want to buy a house and find one you would like to view, you could call the listing agent on the house to set up a visit, or you could hire your own agent to set up the appointment for you. If you have never bought a house before, you may not understand why it's so important to hire your own real estate agent, and here are a few things you should understand about this.

The listing agent works for the home seller

The first thing to understand is that when a homeowner hires a real estate agent for helping selling a house, this agent becomes known as the seller's agent. These two parties create a contract that details the terms of their relationship. The main thing to realize is that this agent works for the seller, which means he or she has the seller's best interest in mind.

A listing agent tells the seller information he or she finds out about potential buyers, and the listing agent works hard to make deals go through. If you talk to the listing agent of the house, he or she is likely to tell the seller anything and everything you say. This is not unethical, simply because of the contract the listing agent has with the seller.

Your own agent will have your best interest in mind

Having your own agent is a better idea, and the agent you hire becomes the buyer's agent. The buyer's agent, on the other hand, works for the buyer, which is you in this case. With a buyer's agent, you have someone representing you and your best interest. Your agent cannot tell the listing agent details about you or your situation, and your agent will help you protect yourself when choosing a house to buy.

Your agent will make sure you know every important detail about a house you want to make an offer on, and he or she will even help you determine how much to offer or what else you should investigate about the house before you make an offer. You can be certain you will have someone watching out for you when buying a house if you hire a separate agent to serve as your buyer's agent.

While you can call the listing agent of the home you really like, it might be better to find your own agent. If you need help with this, contact an agency of your choice today.
